Description
REQUIREMENT : The United States Government is seeking to lease office and related space consisting of approximately 7,900 rentable square feet along with 11 secured parking spaces for the use by the Immigration and Customs Enforcement (ICE) in Saipan. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 6,543 ANSI/BOMA ("Useable") square feet to a maximum of 6,870 ANSI/BOMA square feet of contiguous space. The anticipated term is 10 years, 5 years firm as a fully serviced lease. The Government requires the building to meet a 20 foot setback, a sally port with a sufficient turning radius in addition to the following breakout in occupiable space: 1,455usf for Office Space for 13 FTE's 195usf for General Storage 518usf for a Conference/Training Room 166usf for a Office Support Center 140usf for a Supply Room 240usf for a Secure Reception/Waiting area 269usf for a Break Room 210usf for an IT Room 240usf for Lockers/Shower 220usf for a Fitness Room 195usf for Seized Property/Evidence Room 195usf for a File Room-Alien 195usf for a Weapons Storage Room 195usf for Bulk Storage 140usf for a Interview Room 195usf for a Detainee Processing Room 799usf for a Holding Cell 202usf for a Detainee Vestivule 140usf for a Detainee Property Room 634usf for a Sally Port/ Garage TOTAL: 6,543usf The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility ( Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, and seismic protection. Build to suit buildings must meet a minimum 50 foot setback. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS : Expressions of interest must be submitted in writing and should include the following information at minimum: •* Building name/address •* Location of space in the building and date it will be available •* Drawing of space offered •* Rentable Square Feet (RSF) offered •* Common Area Factor used to determine the RSF •* Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS : In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
