Description
10 year/5 year firm procurement for the VA-OIG U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 10,395 RENTABLE SQUARE FEET OF OFFICE SPACE IN SAN DIEGO, CA REQUIREMENT: The United States Government is seeking to lease office and related space consisting of approximately 10,395 rentable square feet for the use by the Veterans Administration Office of Inspector General in San Diego, CA. AREA OF CONSIDERATION: Northern boundary- Intersection of Interstate 5 and Interstate 805 Eastern boundary- Interstate 805 Southern boundary- Interstate 8 Western boundary- Interstate 5 SQUARE FOOTAGE: The total space must yield a minimum of 8,837 ANSI/BOMA square feet to a maximum of 9,000 ANSI/BOMA square feet. The Government also requires five (5) reserved parking space on site or parking that shall meet current local parking code requirements, which ever is greater, of which 5 will need to be at no cost, or at reasonable commercial rate. TERM: The anticipated term is ten (10) years, five (5) years firm as a fully serviced lease. The estimated occupancy date is 11/26/2011 BUILDINGS REQUIREMENT: The building identified should have r egularly scheduled public transportation and/or employee parking within 2 - 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility ( Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: •* Building name/address •* Location of space in the building and date it will be available •* Drawing of space offered •* Rentable Square Feet (RSF) offered •* Common Area Factor used to determine the RSF •* Name, address, telephone number, and email address of authorized contact AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
