Description
UNITED STATES GOVERNMENT Seeks Leased Office Space SIOUX FALLS, SD The United States Government seeks to lease Office Space consisting of approximately 5,640 to 5,900 usable square feet yielding approximately 6,500 rentable square feet. The space must be contiguous on one floor and second level or higher space is preferred. The tenant will not be located near Public Defenders, US Customs/INS, Social Services, Probation Offices, or other businesses or facilities deemed unacceptable by the tenant for security purposes. Ten (10) parking spaces are required with the option to expand to fifteen (15) parking spaces over the term of the lease. Properties that provide underground parking shall have access controlled parking restricted to building tenants only. Properties that provide open/general parking below the building proposed for the tenant shall not be considered. Properties should have a 20 foot setback from the façade of the building to the nearest point accessible by a vehicle. This requirement is to be located within SIOUX FALLS, SD within the following delineated area: Beginning at the northwest point at the intersection of W 3rd St. and N Minnesota Ave.; then east along W 3rd St. to N Dakota Ave.; then north on N Dakota Ave. to W 1st St.; then east along W 1st St. to N Main Ave.; then north along N Main Ave. to the south property line of Tower Park; then east to N Phillips Ave.; then north along W Phillips Ave. to E McClellan St.; then east on E McClellan St. to its merging point with the E Falls Park Dr.; then east along E Falls Park Dr. to its intersection with N Weber Ave.; then south along N Weber Ave. to its intersection with the E 6th St.; then east E 6th St. to its intersection with N Nesmith Ave.; then south N Nesmith Ave. to its intersection with E 7th St.; then east along E 7th St. to its intersection with S Franklin Ave.; then south along S Franklin Ave. to its intersection with the former Chicago, Rock Island and Pacific Railroad; then south approximately 755' to the intersection with the Burlington Northern Railroad; then southeast along the Burlington Northern Railroad to the intersection with E 14th St.; then west along E 14th St. to its intersection with N Minnesota Ave.; then north N Minnesota Ave. to the intersection withW3rd St. being the point of beginning. Space must be ready for occupancy no later than September 1, 2011. The offered space must meet Government requirements for GSA Fire and Life Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name and address Legal property description, recent survey, and property identification numbers (PIN) Location of space in the building and the date it will be available One-eighth inch scale drawing of space offered ANSI /BOMA defined office area/usable square feet (USF) Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor used to determine the RSF Name, address, telephone number, and email address of the authorized contact In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission Matthew Levesque Leasing Contracting Specialist Denver Federal Center P.O.
