- Description
- Requirement : The Federal Government is interested in leasing approximately 110,000 rentable square feet to yield a minimum of 101,000 ANSI/BOMA Office Area square feet (ABOA) of office and related space. The total of 101,000 ABOA shall be comprised of a minimum of 70,000 ABOA of office space and 31,000 ABOA of warehouse or light industrial space. All leased space must be contiguous on one floor. In addition to the space to be leased by the Government, reserved parking shall be made available for the exclusive use of the Government in the ratio of four (4) spaces per 1,000 rentable square feet of space leased. The lease shall be written in ANSI/BOMA Office Area Square Feet. Unique Requirements : 1. All space leased by the Government must be contiguous on one (1) floor. 2. An existing building or proposed site for construction of a new building shall be zoned appropriately at the time of submission of initial offers. Additionally, access to public utilities (ie. water and sewer service) shall be available prior to award. Proper zoning and public utility access shall be technical award factors, and those buildings or properties not meeting these requirements shall be determined to be nonresponsive to the Government's solicitation and precluded from further consideration. 3. The building and space leased by the Government shall meet all applicable ABAAS accessibility standards and shall be compliant with local fire and life safety codes. 4. Compliance with the Interagency Security Committee's (ISC) Security Design Criteria for an ISC Level III facility. This shall include but shall not be limited to an emergency generator to provide backup power to critical building systems, as well as a setback distance of 20 feet. Critical building systems shall be identified by the Government, and the setback shall be specified as that from the face of the building's exterior to the protected/defended perimeter. 5. Helpdesk and server room shall have HVAC provided 24/7. Building shall be capable of supporting continuous 24/7 use of all space leased by the Government. 6. The warehouse / light industrial space shall have a loading dock for exclusive use by the Government. Lease Term : The lease term shall be 10 years. Occupancy : Space must be ready for occupancy within 200 days of the Government's approval of Design Intent Drawings (DIDs). Expressions of interest shall be submitted no later than 4:00PM on Friday, July 23, 2010, and include the following: 1. Building Name and Address 2. BOMA Office Area square feet and BOMA Office Area rate per square foot. A breakdown of the total office and total warehouse / light industrial space being offered 3. Method of measurement used to determine rentable square feet 4. Common area factor(s) for available space 5. Current zoning status of the building or property for which the expression of interest is being offered
