Description
REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in Denton, Texas, that will be expiring. The Government is seeking to lease approximately 26,200 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 22,174 contiguous ANSI/BOMA office area square feet. The lease shall be for a term of five (5) years, two (2) years firm term. The space must be available for occupancy by October 1, 2010. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor and have the potential for an efficient layout. Space shall be located in a professional office setting. Subleases will not be considered. The Government requires a fully serviced lease including a total of 50 on-site parking spaces for employees and visitors. All services (including daytime janitorial service), janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as first class and comply with all current Federal, General Services Administration, state, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following delineated area of Denton, Texas. Beginning at the intersection of Highway 377 and Mayhill Road, heading south on Mayhill Road to the intersection of Mayhill Road and Colorado Blvd, then heading West on Colorado Blvd to the intersection of Colorado Blvd and Woodrow Lane, heading north on Woodrow Lane which becomes Audra Lane and then becomes Nottingham Drive, to the intersection of Nottingham Drive and Highway 377, and then returning to the intersection of Highway 377 and Mayhill Road. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. Responses submitted by agents must be accompanied by documentary evidence of the agent's authority to submit an expression of interest on behalf of the building ownership. The Government's decision regarding whether to relocate will be based, in part, on information in response to this advertisement.
