Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN FRESNO, CA STAR #: 8CA3191 The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 11,477 rentable square feet in Fresno, CA. The space should yield 9,980 ANSI/BOMA usable square feet. The Government will require three (3) outside parking spaces. The proposed space must be located within the following delineated area: North: Stanislaus Street South: Mono Street East: M Street West: B Street The proposed lease is for fifteen (15) years, ten (10) years firm. The proposed space must have an efficient use of space: space should be no more than twice as long as it is wide; columns must be at least twenty feet (20') from any interior wall and from each other, and be no more than two feet (2') square. The proposed space must be contiguous (one (1) floor) space on the first (1st) floor space or upper floor with a minimum of two (2) accessible elevators. One (1) accessible elevator may serve as a freight elevator. Some storage space may perhaps be non-contiguous. The proposed space must be located within the vicinity of public transit and have plentiful, available visitor parking. Space must be ready for occupancy no later than September 30th, 2011. Fully serviced leases are sought. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements and Seismicity. The offered space can not be located within a FEMA designated flood zone. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address •Location of space in the building and date it will be available. •ANSI/BOMA defined office area/useable square feet (USF). •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. •Common Area Factor used to determine the RSF. •Name, address, telephone number, and email address of authorized contact. •In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative CB Richard Ellis Real Estate Services.
