Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN TEMPLE, TEXAS (SFO# 9TX3147) REQUIREMENT: General Services Administration is interested in leasing office, warehouse, and related space consisting of approximately 93,463 rentable square feet, which will yield approximately 76,651 ANSI/BOMA Office Area (ABOA) square feet of office space, and 5,000 ABOA square feet of warehouse space, for personnel, furnishings, and equipment. The space will be occupied by the US Department of Agriculture. LEASE TERM: Fifteen (15) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Offered space must be contiguous and have potential for efficient layout. All required office space must be located within the same building. Warehouse space (5,000 ANSI/BOMA SF) is required on-site. Warehouse space requires one drive-in door (14’ high X 16’ wide) and minimum clear ceiling height of 20 feet throughout. The Government requires a fully serviced lease including 91 on-site secure surface parking spaces and on-site wareyard for GOV and equipment parking. Additional on-site parking or close proximity parking shall be provided in accordance with local code. All services, supplies, utilities, partitioning and tenant alterations are required as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required September 1, 2012. LOCATION: Offered properties must be located within the city limits of Temple, Texas. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner.
