- Description
- Prepare a Before & After appraisal for each parcel in accordance with the described Scope and Purpose. The proposed Flowage Easements are within to slightly above the existing 15 year flow elevation. The proposed flowage easements appear to impact aspects of vacant land only. Existing building improvements are reported located upland of the 15 year flood elevation/proposed flowage easement and are not expected to be impacted by temporary flowage events when the lamprey barrier is raised. Consequently, a full in-depth valuation of building improvements is not required. A cursory valuation of the improvements is required and the appraiser may utilize assessment data, comparable data, or information on file, etc. to provide the value estimate. A building inspection is not required. If, in the After Situation, the appraiser determines that there are no damages to the remainder and/or improvements, a statement to that effect shall be included in the appraisal report. If, in the After Situation, damages are noted to the remainder and/or improvements, the damage shall be identified and addressed in the appraisal report. Note: If necessary, some or all of the appraisals may require an updating for Court purposes. The appraiser may also be required to provide Court testimony regarding the appraisal.
