Description
U.S. GOVERNMENT seeks to lease 19,720 RENTABLE SQUARE FEET YIELDING A MINIMUM OF 17,147 ANSI/BOMA AREA SQUARE FEET OF CONTIGUOUS OFFICE SPACE IN West covina, CA Expressions of Interest Sought REQUIREMENT: The United States Government currently occupies office and related space in a building under lease in West Covina, California, that will be expiring. The Government is seeking to lease approximately 19,576 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 17,083 contiguous ANSI/BOMA office area square feet (ABOAF). Other applicable requirements include: § 43 on-site parking spaces. § Buildings offered must be of modern design, substantial construction, in professional well-maintained surroundings, and must be altered to meet the Government's specifications and be fully-serviced. § Proposed space should be 2 nd floor or higher. § Proximity to employee services, such as moderately priced restaurants, banks, and public transportation is desired. § Sites within a 100-year floodplain will not be considered. § If solicited, prospective offerors will need to provide seismic certificate, fire protection and life safety evaluation, and pre-lease building security plan with initial bid. § Occupancy is targeted for June 01, 2011 LEASE TERM: Lease term is fifteen (15) years, 10 years firm. DELINEATED AREA: The delineated area is the area of Foothill Boulevard/Rosemead Boulevard (Highway 19)/North Reeder Avenue/Intersection of Rosemead Avenue and Highway 60 East to the Intersection of North Grand and Temple. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Include whether expected rental rates include the cost of the required Government parking, if any; - Energy efficiency and renewable energy features existing within the building; and - List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
