Description
UNITED STATES GOVERNMENT Expressions of Interest Sought for Washington, DC The United States Government is seeking expressions of interest for approximately 23,162 ANSI/BOMA Rentable Area Square Feet (BRSF) yielding approximately 19,106 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office and related space in Washington, DC. The government is considering whether to remain in its existing leased space or to relocate at lease expiration. The Government is interested in considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements and telecommunication infrastructure and the availability of alternative space that potentially can satisfy the Government's requirements. The delineated area is as follows: Central Employment Area (CEA) of Washington, DC. The anticipated lease term is for ten (10) years firm. The required occupancy date is July of 2011. The offered building must be at least 2,640 walkable linear feet from an operational Metro Rail station. Buildings offered for consideration must have the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Expressions of interest should include the following information at a minimum: Building name and address; Location of space in the building and date of availability; Name of closest operational Metro Rail Station and distance in walkable linear feet from the Metro Rail station; ANSI/BOMA defined office area/usable square feet (USF); Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services and utilities Include a $42.08/usf Tenant Improvement Allowance in the offered rate; Name, address, telephone number, and email address of authorized contact. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. The Government's decision regarding whether or not to relocate will be based, in part, on information received in response to this advertisement. In the event that a potential offeror fails to provide specific rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the potential building in question cannot meet the Government's requirements. With specific respect to expected rental rate information, the Government will assume a maximum rental rate taking into consideration lease prospectus limitations and thresholds in the event the respondent fails to include such information.
