- UNITED STATES GOVERNMENT Seeks Leased Office Space Brunswick, GA (Modified Lease Term) The United States Government seeks to lease office space of approximately 7,649 Rentable Square Feet (RSF) to yield 6.651 ABOASF in Brunswick, GA area, within the following Delineated Area: North: 4 th Street South: Gloucester Street East: U. S. Highway 17 West: Bay Street (Hwy 25/341) The proposed lease term is for TEN YEARS FIRM TERM. Contiguous space on one floor is required for each block. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1 in order to provide an efficient layout. Seven (7) outside, secured (fenced), reserved, parking spaces on site plus an additional ten (10) parking spaces should be available on site or within 2 blocks of the offered building for employees and visitors. Space must be ready for occupancy no later than September 1, 2011, or earlier, if possible. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
