- Synopsis: Department of Veterans Affairs (VA) Competition for Lease Location This is a Sources Sought Notice for further information please contact Bob Wesp at robert.wesp@va.gov. General Information: The Department of Veterans Affairs is seeking up to 9,999 net usable square feet of existing office/medical space in the Waynesville/St. Robert, Missouri area for a Community Based Outpatient Clinic. The VA is conducting a competition for space and will locate this annex in the most advantageous location for the Government. The Location, Bus Route Access, Present Layout, its alterations and other factors will be considered when determining whether the space identified by offerors is appropriate. The space shall not be located on more than one floor, and provide between 9,800 to 9,999 NUSF of contiguous space. The VA is requiring a minimum of 66 on-site parking spaces, 5 of which are marked as handicapped. The lease terms will be for up to 10 years with termination rights after 5 years with a 180 days written notice to the lessor. Occupancy required April 1, 2011. The acceptable site will be existing office space which could easily be modified to meet the VA's. The Government will also accept build-to-suit offers. To be considered the property/space must be within or bordering a delineated area as follows: One mile radius of the route starting at the intersection of State Highway H and Highway 17 and continuing East on Hwy 17/Old Route 66/East I-44 Business loop to the intersection of I-44 and Missouri Ave. Offers must provide evidence that properties are outside the 100 year flood plain. VA staff will conduct a market survey of properties offered for lease. Please provide the following in your package: 1) Site location (physical location of property); 2) Property description; 3) Total square footage; 4) Site condition; 5) Floor plans-if available; 6) Pictures if available. The Government is limited by law (40 USC 278a, as Amended 10-1-81) to pay no more than the appraised fair rental value for space.
