Description
REQUIREMENT: The United States Government seeks to lease approximately 4,284 contiguous rentable square feet of office and related space in Hendersonville, NC. The rentable space must yield a minimum of 3,725 contiguous ANSI/BOMA Office area square feet. Only existing buildings will be considered. DELINEATED AREA: The delineated area is North bound by Brookside Camp Road, to the East bound by Howard Gap Road, to the South bound by Upward Road, and to the West bound by Hwy 25. Other applicable requirements include: Parking: 23 on-site paved parking spaces in a lot under Lessor's control. Term: The lease term requirement is for ten (10) years with a five (5) year firm term. Occupancy: The space must be available for occupancy by March 1, 2011. First floor space is preferred. The Lease must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The building must be located outside of any 100-year floodplain. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contract. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than 5:00 PM on June 16, 2010 to the GSA's representative, Robert L. Moody, AmeriVet Real Estate Services, Inc. Please reference Project Number 9NC2157 Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: Building name and address and the location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA Office area square feet and the Common Area Factor. Date of space availability. Parking available on-site and detailed site plan. Building ownership information, including contact information for Owner or Authorized Agent.
