U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 9,945 RSF (YIELDING AT LEAST 8,648 ANSI/BOMA OFFICE AREA SQUARE FEET) OF CONTIGUOUS ONE LEVEL OFFICE SPACE WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for Fire/Life Safety, handicapped access in accordance with ADA / ABAAS guidelines, and those requirements to be set forth in the “Solicitation for Offers” (SFO) to be issued for this lease action. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. If space is not available on the first floor then space shall be served by a minimum of two elevator cabs. Space shall be ready for occupancy no later than October 1, 2010. LEASE TERM: Seven (7) years firm with a three (3) year option DELINEATED AREA: Within the city of Waterbury, Connecticut further delineated by the following: West of Route 8: North: Intersection of Route 8 and West Main Street, west on West Main Street to north on Grandview Avenue to West on Robbins Street to west on West Main Street West: Chase Pkwy South: Chase Pkwy East: Highland Avenue to West Main Street to Route 8 East of Route 8: North: Intersection of Route 8 and West Main Street, east on West Main Street to North Main Street to Elm Street north to Kingsbury Street south back to East Main Street West: Meadow Street to West Main Street to Route 8 South: Meadow Street to Bank Street to Grand Street to Union Street East: Brass Mill Drive INFORMATION REQUIRED: EXPRESSIONS OF INTEREST SHOULD BE MADE TO THE AUTHORIZED CONTACTS NOTED BELOW NO LATER THAN JUNE 19, 2009. AUTHORIZED PARTICIPANTS: Submission by other than the Owner of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where an Agent/Broker is representing more than one Owner’s property, the Agent/Broker must provide a written statement signed by each Owner acknowledging that they are aware the Agent represents multiple Offerors. Agents/Brokers are hereby notified that they may only participate in negotiations on behalf of one owner.
