- Description
- The United States Government seeks to lease approximately 3,066 rentable square feet of contiguous office and office related space. The space must yield a minimum of 2,664 ANSI/BOMA usable square feet. The space must be located within the following delineated area: NORTH: Hollywood Blvd SOUTH: Miramar Pkwy EAST: University Drive WEST: I-75 The Government will require a parking ratio of five (5) per 1,000 rentable square feet. Space must be ready for occupancy on or before October 1, 2011. The proposed lease is for ten (10) years, five (5) years firm, and must be fully serviced. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. No sub-lease will be considered. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, AmeriVet Real Estate Services, Inc., a small business partner with CB Richard Ellis for the GSA National Broker Contract. The GSA Contracting Officer is James Thompson. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Interested parties are to contact the broker and may submit pertinent information no later than the close of business on June 2, 2010 to the GSA's representative, Maureen O’Brien, AmeriVet Real Estate Services, Inc. Please reference Project Number 0FL2029. Expressions of Interest must include the following information in order to be deemed compliant and be eligible for further consideration in this procurement: Building name, address and location of the available space within the building Rentable square feet available and expected rental rate per rentable square foot, fully serviced ANSI/BOMA Office area square feet and the Common Area Factor Date of space availability Parking available and d etailed Site Plan Building ownership information, including contact information for Owner or Authorized Agent
