Description
REQUIREMENT: The United States Government ("Government") is seeking expressions of interest from potential sources for office space in Decatur, IL. The Government is interested in leasing approximately 4,552-5007 rentable square feet of Class A office space within the delineated area of: N - I-72/US 51; E - County HWY 1/105-East Williams/121-South Mt. Zion Road; S - County HWY 30/E. Elwin; W - I-72/US 51. The Government also requires parking spaces located in a designated area reasonably close to the building entrance. The space must yield a minimum of 4,138 ANSI/BOMA ("Useable") square feet to a maximum of 4,552 ANSI/BOMA ("Useable") square feet of total space. The space must be contiguous and located on one floor. The space must be above the ground floor (no below-grade space will be considered). Buildings with floor plates of a minimum of 20,000 square feet are preferred. Ceiling heights must be a minimum of nine (9) feet, zero (0) inches and column spacing must be a minimum of 25 feet on center. Width to length ratio for the offered space must be at least 2:1. "U" shaped, "T" shaped or "L" shaped spaces are generally not acceptable. Please provide AutoCAD drawings of the floor plans highlighting the offered space to show layout and column spacing. Buildings with Hip roofs are strongly preferred. The United States Government reserves the right to reject offers for space located in single-story buildings with flat roofs, or space located on the top floor of a multi-story building with a flat roof. Retail and store front locations as well as locations with underground parking will not be considered. Also, please indicate if the offered building has a freight elevator. The anticipated term is 10 years, 7 years firm as a fully serviced lease. The building must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. The building must also be reasonably located to nearby amenities such as banks, restaurants, and like facilities. Streets and public sidewalks must be well maintained. The location should provide regularly scheduled public transportation no more than 1/4 walkable mile from the building entrance and employee parking within convenient walking distance of the offered building sufficient to cover commuting needs of employees. Supplied parking area must meet local parking codes. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations including but not limited to fire and life safety, accessibility, OSHA, and seismic protection. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing should include the following information at minimum ( This is not an invitation for bids or a request for proposals ): •1) Building name/address •2) Legal property description, recent survey, and property identification numbers (PIN) •3) Location of space in the building and date it will be available •4) One-eighth inch scale drawing of space offered in Auto CAD format •5) ANSI/BOMA defined office area/useable square feet (USF) •6) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included •7) Common Area Factor used to determine the RSF •8) Name, address, telephone number, and email address of authorized contact •9) In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA).
