Description
The United States Government seeks to lease 20,256 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in West Palm Beach, Florida. The space must be located within the Central Business District of West Palm Beach, including the following boundaries: North: Palm Beach Lakes Blvd South: Okeechobee East: Flagler Drive West: Australian Avenue The lease term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. The location must not be in the immediate vicinity of any facilities identified by the Interagency Security Committee as either "hazardous materials transportation/storage facilities" or as "low risk facilities". Examples of hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. The Government Agency cannot be located near Public Defenders, US Customs/lNS, Social Services, Probation Offices and other businesses deemed unacceptable by the Agency. The building will require a 20 foot setback. All space must be contiguous and located on the 2nd floor or higher is required. First floor space will be considered if deemed appropriate. On-site, reserved parking spaces for forty-seven (47) official vehicles shall be available; 37 covered spaces and 10 surface spaces. Public transportation and parking must be within 3 blocks of the building. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. Facilities that provide open/general public parking below a facility proposed for the government will not be considered. Space should be ready for occupancy by August 2011. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Expressions of interest should include 1) Building name and address to include the full nine (9) digit zip code, 2) Available square feet and rate per square foot, 3) Common area factor(s) for available space by floor, if applicable, 4) Rentable and ANSI/BOMA square feet offered, and 5) Owner's name and address and written statement from owner that the offeror has legal authority to provide information on the property.
