Description
U.S. General Service Administration is interested in office space in Birmingham, Alabama The General Service Administration (GSA) is seeking to lease Class A office space in Birmingham, AL. The space offered must consist of approximately 79,000 ANSI/BOMA Office Area Square Feet. Location The offered buildings must be of Class A quality and of sound and substantial construction. The buildings must be located within the following delineated area of consideration. North: I-20 East: 21st Street South: Morris Avenue West: 14th Street Square Footage Requirements The proposed office buildings for lease must be able to accommodate a minimum of 55,000-79,000 ANSI/BOMA Office Area Square Feet and related space. The office space shall consist of eleven (11) blocks of ANSI/BOMA office space. The buildings for lease must be able to accommodate 40 onsite parking spaces. The Blocks of ANSI/BOMA office area space shall be divided as follows: Block A- 12, 562 sq ft. Block B- 17, 102 sq ft. Block C- 5,877 sq ft. Block D- 3,399 sq ft. Block E- 2,888 sq ft. Block F- 1,840 sq ft. Block G- 1,153 sq ft. Block H- 2,237 sq ft. Block I- 352 sq ft. Block J- 23,345 sq ft. Blocks A-I, approximately 55,000 ANSI/BOMA Office Area Square Feet along with 24 parking spaces must be contiguous throughout the same office building. Block J, approximately 24,000 ANSI/BOMA Office Area Square Feet along with 12 parking spaces can be bid for separately and located at a different building. First consideration will be given to the proposed buildings that can accommodate 79,000 ANSI/BOMA Office Area Square Feet and related space contiguous throughout the same office building along with 40 parking spaces. Required All services, utilities and tenant alterations are to be provided as apart of the rental consideration. Tenant Improvements (TI) may be paid in a lump sum amount. Term The term of the lease will be three (3) years, one (1) year firm. The Space is required on or about December 01, 2010.
