- Contact for Responses of Interest The Government is interested in leasing approximately 10,307 rentable sq.ft. yielding 8,963ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in Raleigh, NC. This space is required no later than October 1, 2011. The lease term is ten (10) years; five (5) years firm with the Government having cancellation rights after five (5) years. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. North: Edenton Street; East: Bloodworth Street; South: Lenoir; and West: Dawson Street. Unique Requirements Overview: Space shall be located in an office that is modern in design being professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous above grade level or higher of any offered location. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. The Agency space may not be located on the same floors as law enforcement elements. The location should be accessible within 3 blocks for public transportation, walking proximity to restaurants, and other retail amenities. The Agency will require two (2) secured parking spaces. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Gov'ts/Agency security (facility will provide a level of security to deter unauthorized entry and loitering during non-duty hours) and ‘green lease' requirements. The Agency will not occupy a building that has any abestos present. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable.
