Description
The delineated area is modified. The Government is interested in leasing approximately 1,948 rentable sq.ft. yielding 1,694 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in Charleston, SC. This space is required no later than March 1, 2011. The lease term is fifteen (15) years; ten (10) years firm with the Government having cancellation rights after ten (10) years. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. The delineated area is revised to read: North: The Charleston County line, bordering Berkeley and Dorchester counties; East: The Ashley River running north from U.S. Highway 17, then continuing north on an imaginary line picking up along U.S. Highway 52 as it runs north into Rivers Avenue, continuing on this imaginary line north until it crosses the peninsula and picks up the northern route along the Cooper River; South: Paul Cantrell Boulevard extending southeast from I-526 in Charleston, SC. As Paul Cantrell Boulevard join Ashley River Road, then Ashley River Road running into St Andrews Boulevard and 5th Avenue eastward to the Ashley River forms the Southern Boundary; and West: I-526 running north from Paul Cantrell Boulevard in Charleston, SC. Once I-526 connects with Ashley River Road, then Ashley River Road forms the Western Boundary. Unique Requirements Overview: Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. All space must be contiguous, second floor or higher preferred, special requirements for top floor, of any offered location. On-site parking must meet/or exceed local code. The Agency requires three (3) reserved parking spaces in close proximity to the front of the building. The location should be accessible by public transportation and in close proximity to restaurants and other retail amenities. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security, including a 20' standoff distance and ‘green lease' requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable.
