Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN BROWNSVILLE, HARLINGEN, OR SAN BENITO, TX The United States Government seeks to lease finished office space and surface parking, preferably in a flex/light industrial style building. The space offered must not exceed 13,800 Rentable Square Feet, should there be a common area, multi-tenant corridor and common restrooms. The demised premises must yield 12,000 ANSI/BOMA Office Area Square Feet and must be contiguous. A vehicle garage (vehicle sally port) will be required within the space or the capability to have one built in the space which will be approximately 800 square feet. Additionally, a minimum of thirty (30) on-site surface parking spaces are required. Of the 30 parking spaces, 5 parking spaces must be secured by fencing. The offered space must be existing space and cannot be within ¼ mile of the International Border, or in close proximity to day care centers, hospitals, schools, or residential communities. Build to Suits will not be considered. All services, supplies, utilities, parking and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: Inside the City Limits of EITHER Brownsville, Harlingen, or San Benito, TX The proposed lease is for fifteen (15) years, ten (10) years firm, and must be fully serviced including all operating expenses for taxes, insurance, CAM, janitorial, utilities, and property management. Space must be ready for occupancy no later than November 25, 2011. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
