- The United States Government seeks to lease Office Space consisting of approximately 6,465 rentable square feet of office and related space. The rentable must yield a minimum of 5,621contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is for 10 years and 5 years firm. GSA may terminate this lease after the 5 th year on one ninety (90) days written notice to the Lessor. The space must be available for occupancy by February 2011. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The delineated area is: Montclair, NJ as described by the area below: --North: From East to West, beginning in the Northeast corner at the Intersection of Bay Avenue, Montclair/Glen Ridge border (next to Mountainside hospital), continuing North briefly to Walnut Crescent, Montclair, Northwest on Walnut Street, continuing to Valley Road, South 1 block on Valley Road to Claremont Avenue, Northwest 1 block to North Mountain Avenue. -- East: North 1 block on Freeman Parkway, becomes Highland Avenue, Glen Ridge north of Bloomfield Avenue. Continuing on Highland Avenue north to Bay Avenue. --West: 1 block on North Mountain Avenue, becomes South Mountain Avenue at Bloomfield Avenue, continuing 1 block on South Mountain Avenue to Hillside Avenue, 2 blocks no Hillside Avenue to Orange Road, south 1 block on Orange Road to Plymouth Street. --South: East 2 blocks on Plymouth Street to South Fullerton Avenue, South 1 block on Elm Street to Elmwood Avenue, becomes Woodland Avenue East of Maple Avenue, continuing on Woodland Avenue, Montclair/Glen Ridge to Freeman Parkway, Glen Ridge. Indicate whether or not the quoted rental rate includes and amount for tenant improvements and state the amount, if any. •· Date of space availability. •· Method of rental space measurement. •· Building ownership information. •· Amount of parking available on site and its cost. Include whether the expected rental rate includes the cost of required Government parking (if any). •· Energy efficiency and renewable energy features existing within the building. •· List of building services provided. •· Please reference Project Number ONJ2004. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
