Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN HICKORY, NC The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 15,775 rentable square feet yielding a minimum of 13,717 ANSI/BOMA usable square feet in Hickory, NC. Seventy-eight (78) surface onsite parking spaces are required. Public transportation must be within two blocks of the offered location when and if available. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: FIRST CONSIDERATION shall be given to the City's Central Business District (CBD). North: 3rd Avenue NW and 321 to 3rd Avenue SW and 5th St SW to 2nd Avenue SW to Route 321 South: I-40, from Route 321 to Route 127 East: Route 127 West: Route 321 The proposed lease is for ten years (10) years, five (5) years firm, and should be fully serviced. The Government will have cancellation privileges after the 5th year. Space must be ready for occupancy no later than December 29, 2011. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis. The GSA Contracting Officer is Wanda Hardiman, 404-562-2774.
