- The United States Government seeks to lease approximately 1,715 Rentable Square Feet of existing office and related space, yielding 1,491 Usable Square Feet in Lafayette, LA, along with 5 secured and reserved parking spaces, located together, for Government vehicles. The proposed lease is for 10 years, 5 years firm and shall be fully serviced. Subleases are not acceptable. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The space cannot be located within 1,000 feet of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation clinics, or day care facilities. A proposed location cannot have metered or public parking underneath or within the building, or directly in front, behind, or next to the building. The agency cannot be located in a building that houses day care facilities, abortion clinics, mental health clinics, drug rehabilitation clinics, immigration, probation, public defenders, or social services. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. The space must be contiguous, preferably on one floor. Preference will be given to space located on the second floor or higher, excluding the top floor in cases where rooftop access is located within the offered space. First floor space may be considered, depending on its ability to meet agency security requirements. DELINEATED AREA: North: Congress Street South: Johnson Street East: Cypress Street West: West University Ave. Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
