Description
The United States Government currently occupies office and related space in a building under lease in Salt Lake City, UT that will be expiring. The Government is seeking to lease approximately 5,643 contiguous Rentable Square Feet that yields approximately 1,388 ANSI/BOMA Office Area Square Feet of office/light industrial space and 3,742 ANSI/BOMA Office Area Square Feet of warehouse space for a total of approximately 5,130 ANSI/BOMA Office Area Square Feet. The wareyard must consist of approximately 4,000 square feet. The Government will also require a minimum of thirteen (13) surface parking spaces on site or within one block. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. The space must be available for occupancy by October 1, 2010 and the delineated area is: North: Salt Lake City International Business Center to I-80 to 2200 W (any road connected to 2200 W), North on 2200 W to 700N, 700N East to Redwood R East: South on Redwood Road to California Ave. South: West on California Ave to 5600 West West: 5600 W Other applicable requirements include:  All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration.  The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable.  Accessible restrooms within 100' of leased space.  3,000 pounds live load.  Space must not be located in close proximity to high voltage power transmission lines or high capacity radio base stations and antennae.  All Space must be contiguous within each block and must be ground floor level.  A 10' clear ceiling height is required in office and light industrial area, 20' clear ceiling height in the warehouse.  One adjustable loading dock with a 20' wide by 16' high commercial grade electronically operated overhead door.  Space must have a minimum of 16' clear span between columns.  Automatic sprinkler protection is required throughout the warehouse space.  Three phase power must be available within the space.  Wareyard must be adjacent to the warehouse, asphalt paved, and enclosed by a 6' high chain link fence topped with 3 strands of barbed wire.  Wareyard must accommodate the turning radius of a 21' long tractor trailer or 19' long truck. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any.  Date of space availability.  Method of rentable space measurement.  Building ownership information.  Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any).  Energy efficiency and renewable energy features existing within the building.  List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
