Description
The United States Government seeks to lease class 'A' office space in Denver, Colorado. The space offered must consist of approximately 19,550 rentable square feet. The space should yield 16,791 ANSI/BOMA usable square feet. The Government will require one (1) covered parking space. The proposed space must be located within the central business district of Denver, Colorado. The proposed lease is for three (3) years, two (2) years firm, and should be fully serviced. Space must be ready for occupancy no later than February 1, 2011. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements.
