Description
The United States Government seeks to lease Class ‘A' contiguous office space, in Trinidad, CO. The office space offered must consist of approximately 3,457 Rentable Square Feet. The office space must yield approximately 3,006 ANSI/BOMA Office Area Square Feet. The Government will require one (1) to two (2) reserved and two (2) to three (3) surface parking spaces. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: City Limits of Trinidad, CO. The proposed lease is for twenty (20) years, fifteen (15) years firm, and should be fully serviced. The following are unique requirements for the space: • Sites which are located directly on a highway or six-lane throughfare shall not be considered if the two directions of traffic are separated by a physical barrier or traffic indicator which doe not permit access from either direction within one block or if the access is directly from the proposed office space. • Space offered shall be located within the equivalent of two city blocks from a primary or secondary street serving the office. The route from the primary or secondary street shall be direct. Locations that have obscure, difficult access shall not be considered. If available, public transportation must be within two blocks of the space. • Space requiring ramps inside the office space will not be acceptable. • Street level space is required. • Employee parking shall be at the rear of the building or near a second private employee entrance is required. • Handicap accessible parking is required immediately in front of the building. • The Government shall have the right to install a satellite dish or antennae on top of the building, a secured courtyard, or other approved area. Space must be ready for occupancy no later than December 1, 2011. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address. • Legal property description, recent survey, and property identification numbers (PIN). • Location of space in the building and the date it will be available. • One-eighth inch scale drawing of space offered. • ANSI/BOMA defined office area/useable square feet (USF). • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. • Common Area Factor used to determine the RSF. • Name, address, telephone number, and email address of the authorized contact. • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
