Project Description UNITED STATES GOVERNMENT Seeks Leased Office Space In Pearl City, Hawaii REQUIREMENTS: The United States Government seeks to lease maximum 13,800 rentable square feet of contiguous office and related space in Pearl City, Hawaii for the use by the U.S. Marshals Service. The total building space will yield to maximum 12,000 ANSI/BOMA square feet with at least 30 surface parking spaces (with 5 being secured). Tenant: The U.S. Marshals Service. Term & Occupancy Date: The proposed lease is for 10 years/ 10 years firm as a fully serviced lease. The estimated occupancy date is August 1, 2011. Delineated area: The space must be located in the area of the following boundaries: 1. East: Ko'olau Mountain Range to H3 to H201 2. West: State Hwy 95 to Kalaeloa Blvd 3. North: H1 at Kalaeloa Blvd. to Kunia Road to H2 4. South: Salt Lake Blvd. to Pacific Ocean Basic requirements include but are not limited to the following elements; 1. US Marshals space must be contiguous on a single floor in a secure, single envelope of space. 2. This will be for office use and can be in either office park area or industrial area. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant. The building also needs to be capable of being fully accessible to the physically challenged, meets OSHA requirements, must be seismic compliant, and is located outside a 100-year floodplain. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum: Contact information (Name, address, telephone number and email address) of owner or authorized agent Building name, address & legal description Building ownership information & date of space availability Rentable square feet offered and the rentable rate per square foot (specifying services and utilities included) Method of rentable space measurement (Common Area Factor) List of building services provided Drawing of space offered AUTHORIZED CONTACTS: In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA). In the event that a potential Offeror fails to provide specific expected rental rate or other required information as part of its response to this advertisement, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
