Description
DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 16,780 Rentable Square Feet (RSF) (of contiguous office and related space yielding a minimum of 14,592 ANSI/BOMA Office Area (ABOA) square feet (previously usable) to a maximum of 15,322 ANSI/BOMA office area square feet and 27 reserved on-site parking spaces for the Government’s exclusive use, with the capability of adding 4 additional spaces during the lease term. The delineated area for space to house the FBI's Resident Agency is as follows: North: West Nees Avenue, West Audubon Drive, North Friant Road, Champlain Drive South: Shaw Avenue East: North Cedar Ave West: North Palm Ave. North: CA State Route 180 (SR 180) East: CA State Route 41 (SR 41) West: CA State Route 99 (SR 99) LEASE TERM: The lease will be for ten (10) years firm. REQUIRED: The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained, and of modern design and/or tastefully rehabilitated to modern use. The space must meet or be capable of being altered to meet the Government's specifications, as well as current seismic and accessibility standards, and not sited in a flood plain. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. Facilities that provide open/general public parking below a facility proposed for FBI offices will not be considered. The locations must not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee as either “hazardous materials transportation / storage facilities” or as “low risk facilities”. Examples of Hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of “low risk facilities” include day care centers, schools, hospitals, religious centers, and social service centers. All space shall be contiguous; second floor or higher is required. Space on first floor will be considered by the FBI only when no other space is available or if deemed appropriate by the FBI. Additional security requirements may be required for first floor space. For proposals of space in existing buildings, a 30 foot standoff distance shall be provided from the curb line, or nearest point accessible by a vehicle, to the facade of the building to house the tenant. Facilities shall provide or be able to provide established access control procedures. Methods such as electronic access control systems, guards, positive identification procedures and controlled elevator access will be used as selection criteria. This access control method should extend to all perimeter entry/exit points, loading docks, parking garage, and emergency exits.
