Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN CHARLOTTE, NC STAR #: 9NC2150 ****MODIFICATION - INCREASED SQUARE FOOTAGE**** The United States Government seeks to lease class ‘A' contiguous office space on 2nd floor or higher. Top floor space will not be considered. The space offered must consist of approximately 31,712 rentable square feet in Charlotte, NC. The space should yield a minimum of 27,576 ANSI/BOMA usable square feet. Existing space only will be considered, no new construction. The Government will require fifty-six (56) reserved surface parking spaces. Additional parking required within 3-4 blocks of the offered space. The Government reserves the right to install a 22 foot rooftop antenna. The proposed space must be located within the following delineated area: North: Intersection of East Morehead Street (Hwy 27) at South Boulevard (Hwy 521) South: Ballantyne Commons Parkway at Providence Road, west to Hwy 521 (Lancaster Hwy). East: East Morehead Street (Hwy 27) at South Boulevard (Hwy 521), south (road changes into Queens Road then into Providence Road). Follow Providence Road (Hwy 16) south to Ballantyne Commons Parkway. West: Hwy 521 (Lancaster Hwy - turns into South Blvd) north to East Morehead Street. The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than March 1, 2011. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements.
