Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN SPRINGFIELD, ILLINOIS (SFO #GS-05B-18328) REQUIREMENT: General Services Administration is interested in leasing approximately 5,230 rentable square feet of existing office and related space, which will yield a minimum of approximately 4,548 to 4,600 ANSI/BOMA Office Area (previously Usable) square feet. The space will be occupied by the United States Department of Agriculture. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous on a single floor on ground level, and have potential for efficient layout in a professional office setting. The space will consist of 2,500 ABOA square feet of office and related space, and 2,048 ABOA square feet of climate controlled warehouse space. Warehouse areas require a minimum 12’ clear span ceiling height. Warehouse space requires a 10’ garage door. The Government requires approximately 8,500 square feet of on-site paved and secured wareyard area. The Government requires a fully serviced lease including 20 on-site parking spaces, including 8 spaces within the wareyard. All services, supplies, utilities, partitioning and tenant alterations are desired as a part of the rental consideration. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal, General Services Administration/ Public Building Services, State, and local codes including but not limited to regulations for fire and life safety, Architectural Barriers Act Accessibility Standard, Occupational Safety and Health Administration, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within the following delineated area: Beginning at the corner of Curran Road and Spaulding Orchard Road past Highway 4 to the corner of Woodside Road and Old Chatham Road. North on Old Chatham Road to HWY 72. HWY 72 West to Route 4 (Veterans Parkway). North on Route 4 to West Iles Road. West on West Iles Road to Lenhart Road. South on Lenhart Road to Bunker Hill Road. East on Bunker Hill Road to Wabash Avenue. West on Wabash Ave. which turns to Route 54 at the intersection with HWY 72. Continue West on Route 54 to Curran Road. South on Curran Road to Spaulding Orchard Road. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
