Washington Street, SPC 25, Suite 180 Phoenix, AZ 85003 DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 12,700 rentable square feet of office and related space yielding a minimum of 11,037 ANSI/BOMA office area square feet (previously usable) and two (2) reserved parking spaces for official Government use plus parking required by local jurisdiction. The offered space must be contiguous on a single floor and be located within a new or modern office building located within a prime commercial office district. Satisfactory public transportation (bus and/or light rail) and moderately priced eating establishments must be available within a walkable 1,200 feet of the space offered. Offered space must not be located on the ground floor and must be located on the second floor or above to preclude street or traffic noises from interfering with the agencies operations. The NLRB may not be co-located on the same floor with other local, state or federal law enforcement agencies. TENANT: National Labor Relations Board (NLRB). LOCATION: Offered properties shall be located within the following delineated area of Phoenix, Arizona: Camelback Road (Northern Boundary); 7 th Avenue (Western Boundary); the Southern Pacific Railroad tracks just south of Jackson Street (Southern Boundary); 7 th Street (Eastern Boundary). LEASE TERM: The lease will be for ten (10) years, five (5) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern, office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ABAAS (previously ADA) standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Property located within a base floodplain (100 year floodplain) or wetland will not be considered. Offered space must be contiguous on a single floor. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail or via fax, and should provide the building name, address, and the offered square footage. Response should also include a building flyer, site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within the distances as described above.
