Description
The United States General Services Administration Seeks Expressions of Interest for Lease of Warehouse and Related space in Metropolitan Washington, DC. REQUIREMENT: The United States Government seeks to lease warehouse and related space consisting of approximately 19,177 ANSI/BOMA Office Area square feet (ABOA) of contiguous space available for use by the Government. The offered building must meet the following minimum requirements: 1) Ceiling height of at least 20 feet clear; 2) One (1) parking space; 3) Minimum of two (2) loading docks; if the Government is not the sole building tenant, a minimum of three (3) loading docks will be required; 4) The floor load will need to be able to support a 1,600 lb pallet that will be double stacked and the weight of a forklift, all of which will total at least 7,500 lbs; 5) The Government will have access to the space 24 hours a day, 7 days a week, 365 days a year; 6) Sufficient on-site vehicular maneuverability to accommodate deliveries from a tractor trailer. LOCATION: The unique facility must be located in Metropolitan Washington, DC within the delineated area bound by the following: North: University Boulevard, West (Rt. 193) East: Capital Beltway (I-495/95) South: Old Fort Road West: Capital Beltway (I-495) LEASE TERM: The proposed lease term shall be for five (5) years firm with an additional five (5) year renewal option. OCCUPANCY: Space must be ready for occupancy no later than November 23, 2010. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. The General Services Administration (GSA) is using a tenant broker to represent the Government in this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized offices and employees of the GSA or their authorized representative, CB Richard Ellis, Inc. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: 1. Building name, address, and age; 2. Available square footage (ANSI/BOMA Office Area, rentable and usable); 3. Schedule for completion and occupancy date; 4. Rental rate informational quotation per rentable square foot, full service, inclusive of a Tenant Improvement Allowance of $20.00 per ABOA square foot for a five (5) year firm term; 5. Scaled floor plans (as-built) identifying offered space; 6. Site Plan showing parking space, loading areas, and vehicular maneuverability; 7. Information on project and building ownership.
