Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN MCALLEN, TEXAS (SFO# 9TX3069) REQUIREMENT: General Services Administration is interested in leasing industrial/tech/warehouse office and related space consisting of approximately 16,100 rentable square feet, which will yield approximately 14,000 ANSI/BOMA usable square feet of office space for personnel, furnishings, and equipment. Space must include a 14 foot roll up door for vehicle access in the rear of the building or a separate attached enclosed parking garage will be considered. The Government will require thirty-five (35) parking spaces; five (5) of which shall be secured. LEASE TERM: Fifteen (15) years; Ten (10) years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous on one floor and have potential for efficient layout. The Government requires a fully serviced lease including thirty-five (35) on site parking spaces; five (5) of which shall be secured. Two (2) points of exit are required with electronic security packages. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space must be ready for occupancy no later than January 29, 2011. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the site were utilized. Space cannot be located near hospitals, schools, daycare facilities, drug treatment centers or probation offices. LOCATION: Offered properties must be within McAllen, Texas EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN MARCH 31, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
