Description
UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN CLEVELAND, OHIO The United States Government seeks to lease class ‘A' and/or class ‘B' office space in Cleveland, Ohio. The space offered must consist of approximately 1,760 rentable square feet yielding a minimum of 1,392 ANSI/BOMA usable square feet to a maximum of 1,531 ANSI/BOMA usable square feet. DESCRIPTION: Site must be located outside the 100-year flood plain. Should the DoD occupy 25% or more of ANSI/BOMA office square feet in the building, the space must fully meet DoD Unified Facilities Criteria (UFC) 4-010-01, DoD Minimum Antiterrorism Standards for buildings. DELINIATED AREA: The proposed space must be located within the following delineated area: North: Lake Ave South: I-80 & North Royalton East: I-77 West: I-713 Route 237 REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Four (4) surface on-site parking spaces are required; reserved spaces are preferred. In addition, within a 2 block radius of the offered building, there should be additional parking available for employees and visitors. A bus route or bus line as well as a commuter rail, light rail, or subway station shall be located within one-half (1/2) mile. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The offered space should meet all ADA compliance standards and be asbestos abated. LEASE TERM: The proposed lease is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after 5 years. ESTIMATED OCCUPANCY DATE: January 1, 2011 OWNERS/AGENTS: All expressions of interest submitted by brokers/agents must be accompanied by the following: 1. Building name and address, 2. One-eighth inch scale drawing of space offered, 3. Square footage offered, 4. Method of measurement used to determine rentable square feet, 5. Name, address and telephone number of individual to be contacted, and 6. Evidence of authorization to represent the building's ownership. If more than one ownership entity is represented, acknowledgement from each ownership entity that each knows the offeror is representing more than one ownership.
