Description
The United States Government seeks Expressions of Interest for leased office space in Nashua, New Hampshire. SQUARE FOOTAGE: The Government is seeking leased office space to be occupied by the Government. The space may be in a single tenant or multi-tenant building. The space offered must consist of approximately 8,403 rentable square feet in Nashua, New Hampshire. The space must yield at least 6,524 ANSI/BOMA usable square feet. PARKING: The Government will not specifically require parking spaces for government use. However, should the offered building provide parking free of charge on a pro-rated basis, the Government shall be offered parking consistent with its pro-rata share of leased space. TERM: The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. OCCUPANCY: Space must be ready for occupancy no later than July 10, 2010. DELINEATED AREA: The ideal location is the Nashua CBD, specifically the area bounded by: North - Amherst Street east from its intersection with Thornton Road until Amherst becomes Main Street. Main Street from its intersection with Amherst Street east to its intersection with Water Street. West - Bordered by Chestnut Street and Water Street South - Bordered by Kingsley/Spring Street East - Bordered by Spring Street and Court Street SOLICITATION: The Government will conduct a submission and evaluation process for the lease of the building. The Government will invite those qualifying to compete to submit lease proposals reflective of the turn key fit out required and reflective of a full service lease. Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost/benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, New England Property Advisors serving as a subcontractor to the prime brokerage representative, CB Richard Ellis.
