Description
REQUIREMENT: The U.S. Government seeks to lease approximately 74,215 Rentable Square Feet to yield at least 64,535 ANSI/BOMA office area square feet for use by tenant for personnel, furnishings, and equipment. Additionally, t wo hundred sixty (260) surface parking spaces are required to accommodate fleet vehicles, employee, and visitor parking. Proposed premises must be contiguous, either on one floor or vertically. Buildings offered must provide adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for the handicapped, NFPA fire protection and life safety standards; and must be altered to meet the tenant agency's unique specifications and be fully-serviced. Daytime custodial services between the hours of 8:30 AM and 4:30 PM will be required. Space offered must have potential for efficient layout and be ready for occupancy no later than year-end 2011. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is ten (10) years, five (5) years firm. Renewal option(s) may be requested. LOCATION: Area of consideration is specifically within the following boundaries: Liberty Road (26) on the North; Baltimore City/County Line on the East; Frederick Road (144) on the South; and, Baltimore County/Howard County Line on the West. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EST, Friday, March 12, 2010. Expressions of interest should include building name and address, 1/8 inch scale drawing or AutoCAD of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), and contact information for owner or authorized agent. This Presolicitation Notice does not address requirements in their entirety. Successful bid will need to meet all requirements as detailed within the Solicitation for Offers specifications.
