Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN JACKSONVILLE, FL The United States Government seeks to lease first class, modern, contiguous office and flex/related space consisting of approximately 63,406 Rentable Square Feet in Jacksonville, FL. The space must yield 55,136 ANSI/BOMA Office Area Square Feet. A total of two hundred seven (207) reserved onsite parking spaces are required, consisting of a minimum of one hundred-seventy-five (175) surface spaces and thirty-two (32) secured surface spaces. Indoor storage for 3-6 vehicles (sally-port garage) is also required. An additional eighty-eight (88) parking spaces must be available within two blocks (or a walkable distance as determined by the Contracting Officer) of the offered space. Additional special requirements apply and will be addressed in the market survey and the subsequent solicitation for offers. The proposed space must be located within the following delineated area: North: Port Jacksonville Parkway South: St. John's River West: Alta Drive and August Drive East: New Berlin Road/9A/Dames Point Road The proposed lease is for fifteen (15) years, ten (10) years firm, and must be fully serviced. Space must be ready for occupancy within 240 days after award. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
