SOURCES SOUGHT X - Lease or Rental of Facilities NAICS CODE - 531 - real estate/531120 - Lessor of Nonresidential Building (except Miniwarehouses) The Department of Veterans Affairs (VA) is seeking to lease 34,730 - 38,203 net usable square feet of administrative office space in Southeast Pinellas County, FL in an existing building. The space must be contiguous and it is preferred to be contained on one floor. However, space will be accepted on two or three floors if located on the levels immediately below or above, and must be divided to yield the following three parcels of space: Parcel 1 = 21, 204, Parcel 2 = 5,473, Parcel 3 = 8,053 (NUSF). The Government will not consider sites that do not meet the minimum space requirement of 34,730 total NUSF. The lease will be for ten years, 5 years firm term. Parking On-site parking is required for 198 vehicles to include 6 handicapped spaces. Parking must currently be in existence. The Government will not consider sites that require construction of additional parking areas in order to meet the parking requirement. To be considered, space must be within or bordering a delineated area as follows: North: I-275 to Ulmerton Rd. to Roosevelt to US-19 East: 4th St. N. from 62nd Ave. to I-275 South: 62nd Ave. N from 34th St. N. to 4th St. N. West: US 19 from Roosevelt to 34th St. N. to 62nd Ave. N. The minimum requirements for this lease are as follows: 1.Minimum square footage is 34,730 net useable sq. ft. 2.Maximum square footage is 38,203 net useable sq. ft. 3.Minimum parking spaces is 198 including 6 for handicapped parking. 4.Building must have the capability to provide emergency back-up power for electricity, HVAC, and data for a period of seven (7) days. Offeror must have the ability to satisfy #4 in the above requirements by date of occupancy for the space to be considered for lease. Parking and space requirements must be met at time of advertisement. If any of the above requirements cannot be satisfied by the offeror, then the space will not be considered for lease. VA will conduct a market survey of properties offered for lease. Interested offerors (owners, brokers, or their legal representatives) should submit the location of space, number of parking spaces, date the space will be available, evidence that properties are located inside or outside 100 years flood plain and ability to satisfy the minimum requirements for this lease as stated above. The VA will solicit sites located outside of the 100-year flood plain before soliciting sites located within the 100 years flood plain.
