Description
Louisville, KY - 3,395 ANSI/BOMA OFFICE AREA SQ. FT. OF SPACE REVISED TO CHANGE PARKING REQUIREMENTS The U.S. Government seeks to lease approximately 3,904 rentable square feet of space to yield 3,395 ANSI/BOMA Office Area square feet of space in LOUISVILLE, KY within the following delineated area: North: I-71 South: I-264 - Henry Watterson Expressway East: Shelbyville Road West: I-265 - Gene Snyder Freeway The Government requires a fully-serviced lease with 23 surface parking spaces. Occupancy date is January 15, 2011. The required lease term is for 10 years with a 5 year firm term. Offered space must meet Government requirements for Fire and Lifesafety and Handicapped Accessibility. Both existing buildings and new construction will be solicited however, if adequate competition exists with existing buildings, new construction will not be considered. Unique Requirements: Space must be in the same building and contiguous on the same floor. A l oading dock, freight elevator, sample prep room (refrigerator, freezer, sink with garbage disposal and cabinetry), shower facility and daytime cleaning will be required. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Sub-leases are not acceptable. Include whether the site is located in a flood zone and if so, please indicate the type of zone. We plan to schedule your appointment for March 17, 2010.
