U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 27,388 RSF (23,816 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE SAVANNAH AREA AS HEREINAFTER DESCRIBED. Existing buildings and speculative construction will be considered. Space shall include 19,916 ABOASF of office space preferably above the ground floor of the building and 3,900 ABOASF of enclosed parking area serviced by three (3) drive-in bays with minimum fourteen foot (14') clear height. Access from the office area to the parking area must be possible without going through a building common area. All sites will require a minimum 30 foot setback from the building to the curb or other boundary; minimum 2 means of ingress/egress; minimum 24' column spacing and quick access to highway access. On-site parking must meet/or exceed local code and include nineteen (19) reserved spaces. The location should be accessible by public transportation. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be fifteen (15) years, ten (10) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Offers that are not in the 100-year flood plain will be given first consideration. To submit a location for inspection, please forward information by 3:00 PM EDT on March 11, 2010. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 9GA2185. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
