- X -- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 22,000 RSF (YIELDING A MINIMUM OF 18,950 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE AND ACCOMPANYING SPACE IN HAMILTON COUNTY, OH) REQUIREMENT: The United States Government seeks to identify sources and receive information on available office, computer data center, warehouse and related space within the Delineated Area as described below, in the Northern (I-275) corridor of Hamilton County, OH. The Government is seeking sources of available office and related space for lease of approximately 22,000 rentable square feet of space, which shall yield approximately 15,030 rentable square feet of contiguous office space on the ground level (1st floor) or above, along with 2,835 rentable square feet of computer data center space and 4,135 of records warehouse space. The Government seeks a lease for a period of ten (10) years, with the Government having cancellation rights after 5 years. The Government intends to use this information from prospective sources to issue a Solicitation for Offers by February 15, 2010. LOCATION: All properties submitted to the Government must be located within the Delineated Area fronting on the following streets:NORTH: West Crescentville RoadSOUTH: Ronald Reagan HighwayEAST: Interstate Highway 71WEST: Springfield PikeLEASE TERM: Ten (10) years with cancellation rights after _5 years.EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN JANUARY 26, 2010 AND SHOULD INCLUDE THE FOLLOWING INFORMATION:1) Building name & address; 2) Contact information and E-mail address of Lessor's Representative;3) BOMA rentable & usable SF available (identifying the specific floors and square footage on each (with Common Area Factor); 4) Asking rental rate per BRSF, inclusive of tenant improvements as listed below; 5) Evidence that the offered space will be ready for the commencement of tenant improvements in accordance with the required schedule set forth below; and 6) floor plans for the offered floors.AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning this space requirement with any Federal Agency other than the officers and employees of The United States Department of Energy (DOE) or their authorized representative, PROJECT SCHEDULE/OCCUPANCY: The Government requires that the space be available for occupancy by December 2010 and that the space be either built out or include the following in the rental rate quoted above:All services, supplies, utilities, partitioning, tenant alterations and a commercial emergency 250 KW Generator with a 600 amp transfer switch and related items to support the computer data center in the event of a power disruption.The office space should accommodate 8 self-contained office suites with at least 7 workstations EMAIL INFORMATION to US Dept. of Energy, EM Consolidated Business Center, Attn: Larry Kelly, Senior Realty Specialist CRS: larry.kelly@emcbc.doe.gov.
