- NZP's current Facilities Master Plan recommends a new centrally located multi-story parking structure that would provide approximately 1,200 parking spaces for NZP visitors, staff and local community, as well as be a main entry point into the National Zoo via a new pedestrian bridge. Visitor attendance at NZP varies seasonally. The parking structure would utilize an existing two story structure as its base, which was originally designed in the 1970s to support a multi-story parking structure. The base building houses NZP staff and would need to remain operational during construction. The base building may require additional structural strengthening. The new structure could also include a multi-story office tower for NZP staff. The new parking facility would need to be aesthetically complementary to the surrounding Rock Creek Park and undergo Commission of Fine Arts, National Capital Planning Commission, D.C. Historic Preservation Office and National Park Service reviews. The design, construction and management of the new facility would need to utilize industry and sustainable best practices with a goal of obtaining LEED certification. New management technologies will be expected. RESPONSES REQUESTED (a) Describe your firm's knowledge, experience and capacity to design, build and manage a parking facility, including years of experience, number of projects completed and description of projects. (b) Describe your firm's experience and success of having projects reviewed and approved by the Commission of Fine Arts and National Capital Planning Commission, or equivalent, and State Historic Preservation Office for projects in a culturally sensitive area such as a National Park. (c) Describe your firm's experience with constructing a parking facility addition to an existing building that remained operational during construction. (d) Describe your firm's experience with sustainable parking design and management strategies. (e) Describe your firms experience with new technologies related to parking facilities. (f) Describe potential acquisition and revenue strategies related to construction and operation of parking facilities. (g) What other questions or concerns should SI consider with respect to design/build/management and acquisition and revenue strategy options for a new parking facility? RESPONSE INSTRUCTIONS Responses shall be provided on 8.5" by 11" paper, have a font size of not less than 10 point, and be no more than twenty (20) pages in length, including all supporting documents.
