Description
The US General Services Administration (GSA) is seeking to lease office space for Social Security Administration (Agency) in an existing building within the following delineated area: Northern Boundary - Lyndale Ave. Western Boundary - Benton Ave. from Lyndale Ave. south to the intersection of Floweree St, Benton Ave. and Park Ave.; South on Park Ave to Cruse Ave. Southern Boundary - Cruse Ave. Eastern Boundary - Cruse Ave. north to Broadway. East on Broadway to Rodney. North on Rodney to 6th Ave. West on 6th Ave. to Cruse Ave. North on Cruse Ave. to the intersection of Cruse Ave and Last Chance Gulch. North on Last Chance Gulch to Lyndale. Space shall be located in a commercially zoned area with attractive, professional business design and use. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic District are encouraged to offer. Location must not be more than 2 blocks from a primary/secondary thoroughfare, and also within 2 blocks of boarding/un-boarding public transportation stop. Amenities such as restaurants and other shopping and services must be located within 1 mile of location/building/space. Proposed space shall not be adjacent to or within 75 linear feet of any tenants, buildings, or environments that create odors or noises disruptive to SSA employees or clients. Sites with large fluctuation in traffic (e.g. bingo parlors, bars, etc.) shall not be acceptable. Office space offered shall yield minimum 5,136 usable square feet, up to a maximum of 5,650 usable square feet. Space shall be no more than twice as long as it is wide. Office space must be on the second floor or above & shall be contiguous on the same floor and accessible to the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), including the floor being serviced by 2 ABAAS accessible elevators. For agency client ABAAS accessibility must have loading/unloading zone in front of the building. More but not less than 3 ABAAS public parking spaces must be adjacent to the building and within 200 feet of travel distance of the building public entrance, and may not be restricted/metered with a time limit less than 2 hours. Space shall be able to provide separate employee and public entrances at least 10 feet apart. Required office space shall not be divided by a common area corridor. Columns may not be larger than 2 feet square & their spacing may not be less than 20 feet on center. One restroom within the space is required in addition to common area restrooms. SSA clients shall be able to access the building restrooms without leaving building or traveling more than 100 feet. The space, or building/location housing same, may not be located in the 100 year floodplain. The building/space must meet all fire/life safety and federal seismic requirements. If building serviced by adjacent public or private parking lot, 15 spaces (with fully accessible route to office) must be reserved for agency use and be included in the rent without additional charge. If building serviced by public or private parking lot not adjacent to building, said parking must be within 1 block of the building with 2 spaces reserved for agency use to be included in the shell rent without additional charge. Parking for SSA Clients shall be within 1 block of the space offered. Metered parking of 1 hour or less shall not be acceptable. Accessible parking shall be adjacent to the building entrance. All services, supplies, maintenance, janitorial and required tenant improvements (including partitioning) are to be provided as part of the rental consideration. The lease term shall be for 15 years, 10 years firm.
