Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN BRYAN, TEXAS SFO 9TX2305 REQUIREMENT: General Services Administration is interested in leasing 11,107 rentable square feet of office and related space, which will yield a minimum of 9,862 ANSI/BOMA office area square feet. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Space offered must be located on the second floor or higher and be contiguous and have potential for an efficient layout. Buildings that include underground parking must have access controlled parking restricted to building tenants only. The Government requires a fully serviced lease including twenty-four (24) on-site reserved parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. The location must be accessible to major highway arteries. In addition, the space shall be located in surroundings conducive to a professional business area. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. LOCATION: Offered properties must be located in an area bounded by the streets shown below. NORTH: Harvey Mitchell Parkway South SOUTH: Route 21 EAST: Harvey Mitchell West Loop WEST: Interstate 6 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: •Building name and address and location of the available space within the building. •Rentable square feet available and expected rental rate per rentable square foot, fully serviced. •ANSI/BOMA Office area square feet (OASF) to be offered and expected rental rate per OASF, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •Date of space availability. •Method of rentable space measurement. •Building ownership information. •Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). •Energy efficiency and renewable energy features existing within the building. •List of building services provided.
