- UNITED STATES GOVERNMENT Seeks Leased Office Space Swainsboro, Georgia REQUIREMENT: The U.S. Government is seeking to lease 4,893 ANSI/BOMA office area square feet of contiguous office and related space in Swainsboro, Georgia within the following delineated area: DELINEATED AREA: NORTH:Church Street to Anderson Drive on East to Industrial Way on East Church Street to Old Nunez Road on West EAST:Anderson Drive to Industrial Way to Meadowlake Parkway on South Industrial Way to Anderson Drive to Church Street on North SOUTH:Meadowlake Parkway to Industrial Way on East Meadowlake Parkway to Old Nunez Road on West WEST:Old Nunez Road to Church Street on North Old Nunez road to Meadowlake Parkway on South REQUIRED: Twenty-eight (28) parking spaces are required within a two-block radius. On-site parking shall be in accordance with the local ordinance. Street-level, contiguous space is preferred. Contiguous upper-floor space on one floor with two accessible elevators will be considered. All potential sites must be protected throughout by an automatic sprinkler system. Columns must be at no less than 20 feet on center each way from any interior wall and be no more than 2 feet square. Space must be located in an office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The site must be located outside the 100-year flood plain. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. The Government does not accept sub-leases. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
