Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT <h4> Contracting Office Address: </h4> General Services Administration, Public Buildings Service (PBS), San Francisco Real Estate Acquisition Division, (9PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT : The General Services Administration, on behalf of INTERNAL REVENUE SERVICE, desires to lease approximately 66,607 rentable square feet, which shall yield a minimum of 57,919 ANSI/BOMA square feet (previously usable), to a maximum of 60,815 ANSI/BOMA square feet. The office space should be fully serviced, Class 'A', office and related space. The office space must be contiguous. The site must be located within the Central Business District of SAN FRANCISCO, particularly within the borders of North and South Financial District and be within the area bounded by: NORTH: Washington St. EAST: The Embarcadero SOUTH: Folsom St. EAST: Kearny St. EAST WEST: Pine St. up to Grant Ave LEASE TERM: 15 years, 7 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than August 26, 2011. STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard(ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space.
