- Amendment A002 Provide complete operations and maintenance within the property line of the F. C. Murphy Federal Records Center (FRC) building, located in Waltham, MA Including: start up. phase in period, electrical systems and equipment, mechanical, plumbing, and heating ventilation and air-conditioning (HVAC) systems and equipment; Note: The Module C (Archives) shall be kept at 65 degrees, with a humidity of 40% at all times; maintain Fire Protection systems equipment; Maintain All Control Systems that are within the scope of this contract; Maintain Architectural and Structural systems, fixtures, and equipment within the site (to the property line); Operate Service call desk operations, to include record keeping using a Computerized Maintenance Management System (CMMS) as well as other administrative functions; Maintenance of Landscape Irrigation Systems, Maintenance of Mechanical equipment for window washing (wall glider, tracks, and associated equipment); Perform minor alterations and renovations. Landscaping of 212,366 square feet, Snow removal of 65,016 of paved parking areas in addition to walkways. The F.C. Murphy Federal Records Center is located in Waltham, MA is a one story building with 142,335 gross square foot of space. The period of performance will be (1) Base Year, in addition to (4) one year options. The solicitation is set aside 100% for small business. The NAICS code will be 238220 and the small business size standard is $14 Million. Proposals from interested parties are expected no later than 3 pm (EST) October 13, 2009.
