Description
EXPRESSION OF INTEREST SOUGHT REQUIREMENT: The United States Government Farm Service Agency currently occupies office and related space in a building under lease in Sleepy Eye/Brown County, Minnesota, located at 1229 Cedar St NE, Sleepy Eye, Minnesota, that will be expiring May 1, 2010. The Goverment is seeking to lease approximately 3,003 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 2,860 contiguous ANSI/BOMA Office area square feet (OASF). The lease term requirement is 10 years. The space must be available for occupancy by May 1, 2010. DELINEATED AREA: The delineated area is bounded as follows: North-Hwy 14 to Hwy 4 to Hwy 34 to 3rd Ave NE to 6th Ave NE to Cedar St NE East-10th Ave NE to Hwy 14 to 6th Ave SE to 5th Ave SE to Brackenridge St SE to 4th Ave SE South-Ellsworth St SE, Hwy 4, Southdale St SW West- 9th Ave SW Other applicable requirements include: -Parking – 40 on-site paved parking spaces in a lot under Lessor’s control - First floor space preferable -Others The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement and market survey as basis to develop a cost-benefit analysis to determine whether to exercise its renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
