Description
The US General Services Administration (GSA) is seeking to lease a minimum of 1,766 usable square feet of office space, within the delineated area of 26th St W to E Dakota Parkway to 1804 to Main St to 2nd St W to US 85 to 26th St W in Williston, North Dakota. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic district within the delineated area are encouraged to offer. All space must be windowed, and contiguous on the ground floor. Offered space shall be located in a commercial zoned area. Industrial or residential zones properties will not be accepted. Proposed space shall not be near other tenants, buildings, or environments that create odors or noises disruptive to SSA employees or clients. Office space must be located within 2 blocks of public transportation. Offered space shall not be located within close proximity of bingo parlors, bars, etc. Office space is to include approximately 706 sq. ft. of open office space, 110 sq. ft. of space for employee restrooms, 330 sq. ft. for a reception area, and 3 reserved surface parking spaces and access to an additional 5 surface parking spaces are required. The instillation of an satellite dish or antenna will be required. Two separate entrances, one for employees and one for the public will be needed. The site MAY NOT be located in the 500 year floodplain. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The building, space, and all parking must be accessible for the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Building space shall meet all fire and life safety and federal seismic requirements. The lease term shall be for 10 years, 5 years firm with completion of tenant improvements and occupancy by September 1, 2010.
